What if I need to break my lease?

If you should terminate your lease early, you will be responsible for early termination costs, to cover expenses for MPM to assist in securing a new tenant. To begin the process, all parties to the Lease Agreement must sign the Early Termination Addendum provided by MPM and pay the required early termination costs. 

Tenant(s) agrees to pay Missoula Property Management, LLC a releasing fee.   The cost and charges represent the actual costs incurred by the Manager to collect amounts owed under this agreement. 

Tenant(s) will be responsible for the following: (a) all rent until the date the premises are rented.  Rent is due according to the terms of the Residential-Lease Agreement, (b) all utilities Tenant is obligated to pay (c) cleaning charges, (d) all property maintenance Tenant is obligated to provide (i.e., lawn care, snow removal), through the term of the Residential Lease- Agreement or until the premises is re-let to another. 

Procedure is as follows:

  1. Tenant(s) shall pay all fees at the time they submit the Early Termination Addendum, to begin advertising the premises. All Tenants listed on the Residential Lease- Agreement must sign this form for it to be considered valid.
  2. Tenants are required to keep one set of keys to the Unit until the Unit is re-let to another. Tenants will NOT transfer the required utilities out of their names until the unit is re-let to another.
  3. Tenant(s) may choose to vacate the property once the property has been cleaned, carpets shampooed and may schedule a move-out inspection with MPM. The Tenant’s security refund will be returned in accordance with Montana Landlord-Tenant Law Section 70-25-202.
  4. Once a prospective Tenant(s) has applied, paid the application fee(s), has been approved for residency, and has signed the Lease, the former Tenant’s Lease will terminate. This does not relieve the Tenant(s) of their obligations to pay a balance remaining on their account for past due rent, late fees, or damages.
  5. Tenant(s) will be responsible for scheduling times to show prospective Tenants, however, once Tenant(s) have vacated the property, they may choose to allow Missoula Property Management to check keys out of their office to interested parties. Once a prospect has been approved to take possession of the unit, the Tenant(s) must return all the keys to the office. Please provide MPM with a list of phone numbers that you would like to use, which will be published in our advertising.
  6. In the event Tenant(s) receive a move-in leasing bonus they will be responsible for repaying the bonus in full in addition to the break lease fee. (This includes but is not limited to rent concession and carpet cleaning)
