We carefully review every applicant to ensure we place qualified, responsible residents in our homes while complying with all applicable fair housing laws. Below is everything you need to know to get started, from how to apply to what documents are required and what to expect during screening.
Step 1: View Available Properties
Before applying, we encourage you to review our list of available rental homes. Each listing includes important details such as monthly rent, deposit amount, pet policies, lease terms, and application requirements.

- Monthly rent and security deposit
- Move-in availability date
- Included appliances and amenities
- Pet policy (if applicable)
- Lease duration and utility responsibilities
If you’re interested in a property, you can schedule a showing through our website or by contacting our leasing team directly.
Step 2: Submit Your Rental Application
All applications must be submitted online through our secure rental application platform. Each adult (18 years and older) who will be living in the unit must complete a separate application.
To apply, you’ll need:
- A valid photo ID (driver’s license, state ID, or passport)
- Proof of income (recent pay stubs, tax returns, or bank statements)
- Contact information for current and past landlords
- Contact information for your current employer
- Payment for the non-refundable application fee (amount stated in listing)
Incomplete applications will not be processed, so please double-check that all fields are completed and documents are uploaded.
Step 3: Tenant Screening and Background Check
Once your application is submitted, we begin the screening process. This is an important step that helps us evaluate each applicant based on consistent and lawful criteria.
Screening includes:
- Credit report and score – We review your credit history to ensure timely payments and responsible financial behavior
- Income verification – Your monthly income should be at least 2.5 to 3 times the rent
- Employment verification – We may contact your employer to verify income and job stability
- Rental history – We contact previous landlords to check for on-time payments, lease violations, or evictions
- Criminal background check – We review criminal records (as allowed by law) and evaluate all findings on a case-by-case basis
We use a third-party screening provider to ensure objective, FCRA-compliant evaluations for every applicant.
Step 4: Application Review and Approval
Once all screening information is collected, our team will review your application in full. We typically make a decision within 1 to 3 business days, depending on how quickly we receive responses from employers and landlords.
You may be approved with:
- A standard lease offer
- A conditional offer (requiring a co-signer or additional deposit)
- A denial, which will be accompanied by a formal notice and instructions to request your screening report if desired
Approved applicants will receive a lease offer and move-in instructions by email, including lease terms, due dates for deposits, and how to schedule your move-in inspection.
Step 5: Lease Signing and Move-In
Once approved, you will receive a digital lease to sign electronically. Your security deposit and first month’s rent are due prior to receiving keys. After payment and signing, we’ll coordinate your move-in date and provide helpful information about utilities, parking, and maintenance.
