If I decide to hire your agency, what will the next steps be?
If you have decided to hire us for management, we will send you a Management Agreement along with additional forms for information we will need to collect. If the home is available right away, we will take professional level pictures and begin advertising right away. Our inspector will do a walk through of the home, creating an initial move-in report, collecting appliance information, and placing a sign at the property.
We understand vacancy equates to lost income and overall concern, which is why we do as much as possible to lease the home quickly. However, as we want a qualified tenant, we will screen individuals extensively, and we may turn away applicants in an attempt to mitigate the chance of default. In addition, during fall and winter times, the market is typically slower, and therefore, please understand there may be more days on the market.
What if I want a specific rent price that is more than your quote?
While we are happy to attempt the rent you propose, please keep in mind that market rent refers to the going rate for rental properties in a specific area. Ultimately, your rent is determined by what the market will absorb and what other rentals in the area are going for. We will do our best; however, we can’t promise we can obtain the higher rent you would like.
Can you give me an idea of rent right now?
While we can give you a rent range, it’ll be broad and we would need to see the interior to refine those numbers.
What’s the process for determining the rent?
First, we’ll schedule a time to meet at the property for a walkthrough of the home. Afterwards, we’ll conduct a market analysis using comparable properties, the home’s amenities, location, etc., to determine the rent. This takes on average 24-48 hours. We will then email you our rent assessment of the home.
Can I do my own maintenance?
Due to liability reasons, we do not allow owners to do their own maintenance. Primarily, we want to maintain the Property Manager/Tenant relationship and ensure we deliver timely maintenance to the tenant. If the cost of the repair is over $1000, we will receive your approval prior.
Are your fees negotiable?
Unless we are offering a bulk rate for multiple properties (5 or more units), we do not offer a discount on our management fees. We feel our management fee reflects the level of service we provide and if we were to lower our fee, we would have to lower our service. In addition, if we were to discount our fees, that would be indicative of how we handle applicants’ and tenants’ requests to have the rent lowered.
How much do you charge for management services?
For single-family homes, the monthly management fee starts at $250 based on the market rate. Includes advertising on all platforms, tenant screening, tenant relations, & owner services. Duplexes are $325/month. Triplexes are $375/month. Four-plex is $425/month.
Additionally, there is a $250 set up fee, due upon management commencement.
What is the set up fee for?
It goes towards our administrative time to draft the agreement and collect information about the property, including home amenities, etc. We also have to set up the property, set up your automatic deposit and reporting, enter a current tenant (if applicable), etc.
