Paying rent should be simple, secure, and convenient. That’s why we offer an easy-to-use online tenant portal where you can submit rent payments, view your payment history, and set up automatic payments. Our system is available 24/7, so you can pay on your schedule using the method that works best for you. Whether you’re paying from your phone, tablet, or computer, our online platform helps you stay on top of your rent and avoid late fees.

How to Pay Rent Online

All tenants receive access to our secure online portal upon move-in. If you haven’t set up your portal yet, contact our office and we’ll send you an activation link. Once you’re logged in, you can make payments, set up autopay, and track your rental balance in real time.

Steps to pay rent:

  • Log in to the Tenant Portal
  • Select the “Payments” tab
  • Choose your payment method: ACH (bank transfer), debit card, or credit card
  • Enter the amount and confirm the payment
  • Save your payment confirmation or download a receipt

The tenant portal also allows you to store your payment method securely for future use or enroll in automatic payments to make sure your rent is always on time.

Accepted Payment Methods

We accept multiple forms of payment through our portal to make the process as flexible as possible. Please be aware that some payment methods may include a small processing fee.

You can pay using:

  • ACH Bank Transfer (Preferred) – No or low processing fee, posts within 1–3 business days
  • Debit Card – Subject to a convenience fee
  • Credit Card – Accepted with a processing fee applied
  • Cash or Money Order – Accepted only at approved retail partners (please contact us for details)
  • Personal Check – Only accepted by prior arrangement and must be received before the rent due date

We encourage tenants to use the online portal for speed, tracking, and convenience.

When Rent Is Due

Rent is due on the first day of each month unless otherwise stated in your lease agreement. Late fees are applied if rent is not received by the grace period outlined in your lease. To avoid late charges and disruptions to your account, we recommend setting up autopay or scheduling a recurring reminder.

Important rent payment dates:

  • Due Date – 1st of the month
  • Grace Period Ends – Typically the 3rd or 5th (check your lease for details)
  • Late Fees Begin – Day after the grace period ends

Your portal will reflect any balance due, including rent, late fees, or other charges, and will update automatically after each payment.

Autopay and Payment Reminders

To make things even easier, tenants can enable autopay to ensure rent is deducted automatically each month. This is the best way to avoid missed payments and late fees, especially if you travel or have a busy schedule.

Benefits of autopay:

  • No need to log in each month
  • Avoids late fees and service disruptions
  • Can be canceled or adjusted at any time
  • Confirmation emails sent after each withdrawal

You can also enable text or email reminders in your portal settings if you prefer to make manual payments each month.

Rent Payment History and Receipts

Need to view past rent payments or download a receipt for your records? The tenant portal makes it easy to access your full rent history at any time.

From your account dashboard, you can:

  • View past payments by date and amount
  • Download receipts and statements
  • See current charges, fees, and balances
  • Track upcoming payment due dates
