We understand that pets are part of the family, and many of our rental properties are pet-friendly. Our goal is to provide a safe and respectful living environment for all residents while maintaining property standards and complying with landlord preferences. Below, you’ll find detailed information about our pet policy, including which pets are allowed, what documentation is required, and what fees or restrictions may apply.

Pet-Friendly Property Guidelines

Not all of our properties allow pets, so it’s important to check the listing details before applying. If a property is designated as pet-friendly, it will include information about allowable pet types, limits, and any applicable fees or deposits.

General pet guidelines:

  • Pet approval is property-specific and must be confirmed prior to move-in
  • A maximum of two pets per household is typically allowed (varies by unit)
  • All pets must be disclosed and approved in writing before they are brought onto the property
  • Unauthorized pets are considered a lease violation and may result in fines or other lease enforcement action

If a property does not allow pets, this restriction will be clearly noted in the listing and must be honored throughout the lease term.

Breed and Size Restrictions

While we welcome many dog and cat breeds, some restrictions may apply based on insurance limitations or landlord requirements. These restrictions are not meant to target specific animals but are in place to maintain safety and protect property owners’ liability coverage.

Common restrictions include:

  • Aggressive or high-risk breeds such as Pit Bulls, Rottweilers, Dobermans, Chows, and Wolf hybrids
  • Dogs over a certain weight limit (typically 50–75 lbs, depending on the property)
  • Exotic animals or reptiles such as snakes, spiders, or large lizards

Breed restrictions may vary, so please ask our team if you are unsure whether your pet qualifies.

Pet Fees and Deposits

For approved pets, additional fees or deposits are generally required. These help cover potential wear and tear or damage that may occur due to pet activity.

Typical fees may include:

  • A non-refundable pet fee (due at lease signing)
  • A monthly pet rent per pet
  • A refundable pet deposit (varies by property)

Exact amounts are specified in the lease and may differ depending on the number and type of pets.

Pet Documentation Requirements

All approved pets must be documented and meet basic health and behavior standards to ensure the well-being of both residents and animals.

Required documentation includes:

  • Current vaccination records
  • Proof of spaying or neutering (if applicable)
  • Photo and description of each pet
  • Breed, weight, and age verification
  • Emergency contact for pet care (optional but recommended)

We reserve the right to request pet interviews or behavior evaluations for certain animals if concerns are raised.

Service Animals and Emotional Support Animals

Service animals and emotional support animals (ESAs) are not considered pets under fair housing law and are permitted in all properties with proper documentation. We comply fully with federal and state guidelines regarding accommodations for individuals with disabilities.

For service or support animals:

  • No pet fees, deposits, or breed restrictions apply
  • Documentation may include a letter from a licensed healthcare provider or medical professional (for ESAs)
  • The animal must be under control and not pose a direct threat to health or safety

All requests for accommodations are evaluated on a case-by-case basis in accordance with fair housing regulations.
