Rent is assessed on amenities, size, location, etc. We will make a rent recommendation to you based on our market analysis of your property and the current market conditions. A fair and on-point rental rate helps ensure the property rents in a timely manner, avoiding vacancy costs.

While our team at Missoula Property Management will do its best to find a tenant quickly, there are several variables that can increase or decrease the amount of time it takes. If the property is in rent condition, it will take less time to find a tenant. Whereas a property that needs extensive repairs prior to being put on the market may increase the time needed to find a tenant.

We require that owners provide necessary appliances, like a stove and refrigerator. We do not require properties to have a washer and dryer or microwave.

While we hope it never happens, sometimes it is necessary to evict a tenant. The time it takes to do so varies from state to state and is largely dependent on the circumstances of the eviction. Missoula Property Management will handle the eviction for you; however, you may be required to provide information pertaining to the eviction when needed.

First, call the HOA to let them know you are working to rectify the issue. Then call us. Missoula Property Management will notify the tenant immediately upon being informed of the violation. Our lease requires tenants to obey and follow all association rules and regulations and if such behavior does not cease immediately, you have the right to terminate your lease agreement.

For our single-family listings, our company offers a flat rate management fee, meaning we charge a flat fee each month which covers leasing fees, annual fees, mailing costs, basic advertising, etc. (excluding any possible maintenance expenses).

You should expect to make the property move-in ready for a tenant. This includes detail cleaning throughout, cleaning the carpets, ensure the property has working smoke and carbon monoxide detectors, if applicable and any outstanding maintenance is remedied. Your property will rent quicker and demand a higher rental value if it is in excellent condition.

Our background check is thorough and comprehensive to ensure we select quality tenants. We carefully screen each prospective tenant application and verify rental history, employment, and obtain a report which includes credit, evictions, and criminal history.

The owner pays for maintenance and repairs unless in the case the tenant is responsible. We evaluate any maintenance to determine if it’s needed and on larger issues, obtain estimates for owner approval prior to proceeding.

We do not allow owners to perform their own maintenance, for a few reasons. Primarily, we want to service the tenant as soon as possible, keeping them satisfied. Second, we carry the necessary insurance to cover our work. Some owners, while potentially capable of doing their own repairs, don’t have the necessary coverage should an issue arise. Lastly, we want to protect your anonymity, and maintain our stance as the neutral party between owner and tenant.
